When you make a booking at Roxbro House we don't want to confuse you with endless miniscule legal wording that you can't be bothered to read before accepting our T&C'S, we simply want to let you know what you are agreeing to when entering a contact to stay with us.

When you accept our T&C'S by paying a deposit to us you have entered into a legally binding contract that can be enforced in a court of law.
Therefore it is essential that you understand what you have agreed to, as if you break the contract for any reason outside of the cancellation period we will enforce the contract to recover any money owing to us, no matter what the reason!

We don't want to appear harsh, but we are a small family run business and simply cannot afford to absorb the losses associated with last minute cancellations or no shows. With this in mind we strongly advise you to purchase insurance cover no matter how short your stay with us is booked for.

We understand and appreciate that sometimes last minute cancellations are unavoidable and we do try to be sympathetic, however that is why insurance should be taken out to cover ALL eventualities. Asking us to absorb a financial loss under any circumstance is unfair- so please don't ask us to!

Our cancellation policy is very simple, and not intended to catch anybody out.

AT THE TIME OF BOOKING EITHER ONLINE OR BY TELEPHONE YOU WILL BE ASKED FOR A £100 NON -REFUNDABLE DEPOSIT. WHILST WE ONLY ACCEPT 2 NIGHT BOOKINGS AS A RULE, IF YOU REQUIRE ONLY 1 NIGHT AND WE HAVE A 1 NIGHT SLOT TO FILL WE WILL ACCEPT YOUR BOOKING ON A NON- REFUNDABLE ADVANCE PAYMENT BASIS.

If you cancel more than 7 days in advance of your arrival date then you will not owe us anything, but your deposit will not be refunded.

If you cancel within 7 days of your arrival date then you will owe us for any nights that we can't re-book. Please remember that whilst we will do our best to advertise and re-book your cancelled booking, you remain liable for any nights that we can't re-book, and in some cases that maybe for the whole amount of the booking. In either scenario we will expect payment for any money owing to be forwarded to us without delay.

If you wish to make a change to your booking we will try and accommodate your request, but please remember changes within the 7 day period prior to arrival are classed as a cancellation even if you wish to choose alternate dates.

In the event of a NO SHOW, it is deemed that at the time of booking that you have given us permission to debit your card with any money owing to us. Should it not be possible to debit your card, then the normal process of recovery will commence which will undoubtedly incur additional charges to yourself.

IF YOU HAVE CHOSEN TO BOOK AN ADVANCE PAYMENT SPECIAL OFFER THAT IS NON TRANSFERABLE AND NON REFUNDABLE, THAT IS EXACTLY WHAT IT IS. WHEN WE OFFER SUCH DISCOUNTS WE TAKE OUR BUDGET INTO ACCOUNT VERY CAREFULLY AND ONLY BY STIPULATING AND ENFORCING THESE BOOKING CONDITIONS ARE WE ABLE TO OFFER THESE REDUCTIONS IN ADVANCE.

You are also agreeing that during your stay at Roxbro House to the following:-

To respect and take care of all its furnishings and contents in both your private room and all public areas.

To respect the comfort of all other guests by keeping noise to a minimum at all times. This includes the volume of your TV and music systems, and the slamming of doors especially before 8.30am and after 10pm.

Not to remove any items from your room or the house that you have not purchased.

That you are aware that CCTV operates in all the public areas of Roxbro House.
